Halperin Lyman is a transactional real property law firm devoted to providing the full spectrum of non-litigation related real estate legal services to its clientele.  While the firm provides all forms of legal representation in this field, its concentration is on the real estate closing process. Halperin Lyman believes in working closely with loan officers, brokers, title professionals, realtors, developers and other decision makers to create a team environment and see each transaction through to its end.

Refinance and Purchase Closings

Halperin Lyman offers a comfortable environment in which to close real estate transactions, whether it is a refinance or a purchase – residential or commercial.  The firm is able to conduct closings at the borrower’s home, regardless of where it is located, in Halperin Lyman’s office or in the client’s office. Halperin Lyman focuses on flexibility, taking into account the details of each transaction as well as communication with and satisfaction of all parties involved.

Regarding lender representation, Halperin Lyman provides quality representation at closing for all types of real estate transactions including refinances and loan modifications, construction to permanent loans and acquisition and development loans. The firm understands that lenders have the dual interests of transactional efficiency and borrower satisfaction to contend with and Halperin Lyman helps balance these interests to insure the transaction is conducted with the utmost professionalism.

Title Services

Halperin Lyman is well versed in performing title searches, reviewing title reports and preparing title opinions, as well as handling all escrow matters surrounding closings.  Halperin Lyman is approved to issue title insurance policies through Land America and through this relationship the firm is able to provide lenders and borrowers with means to superior financial security regarding title matters. In addition, Halperin Lyman employs services of an independent reconciliation company to audit its IOLTA account monthly in order to safeguard against outstanding errors related to escrow disbursements.

Real Estate Document Preparation

The attorneys at Halperin Lyman are well versed in both real property and contract law and apply this knowledge to the drafting and reviewing of real estate purchase-and-sale agreements. Furthermore, the firm’s attorneys can prepare deeds, power of attorney agreements, loan documents, leases, covenants and restrictions agreements, land use easements and other documents pertinent to real estate transactions. Halperin Lyman has the technology and other resources to keep up with constantly evolving laws and the expertise to recognize potential problem areas in the drafting of real estate documents.
